VILLA SPECIFIC DISCLOSURES
The Mandalay Sea View overlooks the family pool and spa and is in somewhat close proximity to the center courtyard area of the "Penthouse" building. Guests should expect some ambiant livings sounds. We would like to point out that we find it remarkably peaceful inside. The building is well constructed with double pane glass windows which provide excellent sound insulation.
Charges for the auto rental cost will be to the guests own account in accordance with their pre-existing Hertz rate plan and Gold Club information on file with Hertz. Groceries are billed at actual cost to the guests incidental folio. There is no charge for an initial grocery delivery and stocking service.

STANDARD POLICIES:
Respect the stated maximum occupancy allowed please! This is very important, as all private homes in our collection are the valuable and beloved second homes of individual private owners. The availability and future right to enjoy our multi-million dollar vacation homes is conditioned upon each guest respecting the owner's pre-disclosed specific terms and conditions. Remove your shoes upon entering your home, as Hawaii's volcanic soil can stain carpets, tile, and fabrics. Step outside to smoke please. No pets on property. Rinse off sand and sun lotions before walking on interior floors sitting on furniture. Sun products will stain upholstery and linens and may damage furnishings. Weddings, receptions, and gatherings are strictly prohibited on any of our properties, due to residential zoning codes which discourage non-residential use, boisterous use causing noise complaints, excessive occupancy causing parking problems in the neighborhood, or any use involving additional non registered guests on the property. Please inquire in advance if you will have other friends or family staying elsewhere on island if you plan to gather at your vacation home as one group. Neighborhood quiet hours are 8pm - 8am.

Pricing, Terms & Payment:

RATES 2006 Special Season: $1,200 per night until December 20th. 2007 Premium Season: $1,350 per night from January 5th through April, and from June until September 10th. 2007 Special Season: $1,250 per night applies for the month of May and from September 10th until December 20th, excepting Thanksgiving Week $1,350 per night. All rates are plus State of Hawaii Transient Accommodations Tax 7.25% and General Excise Tax 4.166%. New promotional rates are effective 10/15/06, and are not retroactive. National Holiday Rate Christmas & New Year Rate $1,750 per night plus taxes with a 10 night minimum payment term. Final payment is due 90 days prior to arrival. Other Rate Variations A $35 Reservation Service Charge will be collected with the initial payment. Minimum Stay There is a 5 night minimum payment term, although shorter stays are allowed with a 5 night payment. We will consider a visit of less than 5 nights to fill a pre-existing gap with an additional cleaning cost of $350. For any week with a National Holiday we request a minimum stay of 7 nights. You may arrive and depart on any day of the week subject to availability. Initial Reservation Payment 50% of rate & taxes Final Reservation Payment 60 days prior to arrival Outcleaning Charge Up to $350 of out-cleaning cost is included. Depending on the amount of out-cleaning necessary, we may pass along some additional out-cleaning costs which are in excess of $350. Housekeeping Services Provided A complimentary mid-week housekeeping service is provided on day 3 or 4 of each week, for each 7 night term rented, up to 6 hours in total. The cleaning includes a complete bed and bath linen change. Does not apply if renting for less than 7 nights. This service is considered more useful than light daily "hotel-style cleaning". You may request to substitute the mid-week service with light daily hotel-style housekeeping service with advance notice and subject to availability. Additional service may be requested in advance at an additional cost. Personal laundry service is excluded, however our housekeepers are available to shuttle your personal dry cleaning and laundry to a near-by professional clothing service. Within the villa there is a laundry room with a washer/dryer, supplies, iron and board, and a clothing steamer. Extra Housekeeping Cost Additional houskeeping typically costs $30-35 per person per hour plus GE tax, with a 3 hour minimum. Advance notice is requested. Subject to availability.
